Please note, all adults residing at the property will normally have to be named parties to the Tenancy Agreement and each applicant will be subject to ‘Right To Rent’, affordability checks, employment and Landlord referencing etc.

Please complete the application form/s in full and append all the requested documentation including the latest three months bank statements and pay slips/proof of income/earnings/pension/benefits etc. for each applicant. Please call to let us know when everything is available and we can arrange to meet you to collect, so that we can get on with processing in early course.

Please make sure that all applicants to the Tenancy sign the application forms.

In order to verify identity and confirm your ‘right to rent’ in the UK, we require to see, in your presence, original photo ID (current Passport or Driving Licence and Birth Certificates) for all adult occupiers, 18 years of age or over, at the property, together with a utility bill or bank statement to verify names and current address of the Tenancy applicant/s. We will need to take copies of documents and return the originals to you. This is a legal requirement for all property rentals in the UK and please note that we will be unable to progress your application without.

If you do not hold a current UK passport the following documents are the only ones acceptable under Right to Rent legislation:-

A letter which:
(a) is issued by a government department or local authority no longer than three months before the date on which it is presented
(b) is signed by a named official stating their name and professional address
(c) confirms the holder’s name
(d) confirms that the holder has accessed services from that department or
authority or is otherwise known to that department or authority.

A letter which:
(a) is issued no longer than three months before the date on which it is presented
(b) is signed by a British passport holder who is or has been a professional person or who is otherwise of good standing in their community confirms the holder’s name
(d) states how long the signatory has known the holder, such period being of at least three months’ duration, and in what capacity
(e) states the signatory’s name, address, profession, place of work and passport number.

A letter issued by a person:-
who employs the holder no longer than three months before the date on which it is presented, which indicates the holder’s name and confirming their status as an employee and employee reference number or National Insurance number and states the employer’s name and business address.
